I recently had the chance to show some properties in Canyon Verde also known as Club West. The homes I was showing priced between 500k-1M. What I liked most about the community is the mountain side lots. Most homes back to a mountain preserve which is ideal for any client looking in this price range.
The Canyon Verde community is always in high demand. Most homes are sold at list price or slightly under with the current market conditions. Most home in this Ahwatukee subdivision will sell over 750k. I’m found a few under that, but only because the square footage was under 3900 sqft. Anything at 3900 sqft or over will easily sell for 750k and greater. Forte was the builder for most of the homes in this area. Builder Forte did an excellent job designing the homes and making an effort to add custom details including no edge glass to glass windows when you walk in overlooking the backyard.

The latest Cromford Report for Arizona shows 85048 aka Ahwatukee Foothills has dropped about 5% in price based on homes sold and price per square foot. That calculates into about 40k for the average home on the market in this Phoenix area.
While homes might appear down, it doesn’t reflect the overall market for Ahwatukee. Some sellers might be listing their properties higher than what is actually expected for them to receive.
