the market and many places to find them. There are also
many lease
scams being taken place due to short sales
and homes foreclosing. Allowing us to represent you will
ensure you are not taken advantage of & guarrantee you
are represented in every aspect; including the lease agreement.

Timeline
- Rentals can move fast in the Metro Phoenix area, so when
looking for a home to lease, it should be clear most home
owners/management companies will not hold a property longer
than a few weeks. This means, when we find you a home, be
ready to sign a lease agreement and move in within 3 weeks
or less. |

Credit
- Recent foreclosures are usually not an issue. In this
day, everyone has a foreclosure. Bankruptcies are not an
issue as long as they have been discharged. As long as you
have a good letter of explanation (LOE) we can usually contract
a home for you. With each client, it is a case-by-case basis. |

Make
an Offer - If you've ever bought a home before
you know it's on in your offer. This is where we come in.
Our database of information tells us how long a home has
been on the market and what the owner's situation is with
the home. Based on this, we can advise you as to the best
lease offer the owner might consider. Most landlord's are
flexible with terms, and seem to be more pursuaded when
our tenants are represented by a Real Estate Broker. |

Tenants
Rights - Regardless of how bad your credit is,
the landlord can only collect 1 1/2 times the monthly rent
as security deposit. This means, if your lease is 2k per
month, the owner can only request $3,500 as security. This
is not including any applicable move in costs, pet deposits,
cleaning deposits or credit check fees. For other important

to lease through Broker Executives. By using our agents to find
your new home, we’ll match up
to 25% of your lease payments towards the purchase
of your next home! (Restrictions
apply) While this is not a lease option or an option
to buy a specific property, it is way for each renter to start
building equity towards their next home.
Is
the Equity Lease Program a lease option to buy?
“Renting to own” started as “lease options”
to buy a home. The owner of the home would sign an agreement
with the renter, binding the owner to sell the home to the tenant
at the end of the lease. Today you can still purchase a “lease
option to buy” but the down payment required can range
from 3%-5% of the purchase price!
Then there is our exclusive Equity
Lease Program,
where your equity starts when you begin your lease agreement!
Once your lease expires and you decide to buy a home, we'll
contribute up to 25% of
your existing lease payments towards the purchase of your next
home!

How much does it costs to participate in the Equity Lease Program?
A: There are no costs to the tenant to enroll in the Equity
Lease Program.
Q:
If I have damaged credit, would I still qualify into the Equity
Lease Program?
A: Yes! Our company offers each client an opportunity to enroll
in the program. Even if your credit is damaged, our company
can help re-establish your credit, so by the end of your lease
you may qualify for a home purchase.
Q:
What if I buy a home outside of Arizona following my lease expiration?
A: Our Equity Lease Program is only available in Arizona.
